PUBLIC NOTICE

The City of Sanford hereby offers for sale a site (113 S. Palmetto Avenue) with pronounced redevelopment potential by being strategically located in the City’s Downtown Commercial Historic District.  This Downtown area is listed on the National Register of Historic Places is within easy walking distance of the RiverWalk, Marina Island, Ft. Mellon Park, the Historic Sanford Welcome Center, Sanford Civic Center, Sanford Museum, the Seminole County Public Library, Lake Monroe and the St. John's River which enjoys a rich turn-of-the century history as a major tourist destination for travelers from the north.  Also, the site is easily accessed from 1-4, FL 417, and U.S. 17/92.

Today the area, including the historic downtown, serves as an entertainment, arts, and shopping district. The historic buildings give the area a marketing tool that no other area in the City can offer and few in the State can match. Sanford is growing as a heritage and cultural tourism destination. The City is the southern terminus for Amtrak's Auto Train, which brings passengers from the Northeast. The Orlando-Sanford International Airport, built on a former naval air station property, handles almost one million tourists annually with a high percentage from Great Britain and all of Europe. The Sanford SunRail Station is approximately 1.5 miles from the site. A shuttle runs continuously between Amtrak, the SunRail station, and downtown (Monday - Friday, between 10AM-3PM) bringing additional visitors to within a block of 113 S. Palmetto Avenue.

This is the site of the original Seminole County Jail and it is anticipated that redevelopment will capitalize upon the unique history of the late 19th century “jail” building.  Restoration of the original brick façade by removing the existing stucco wall and canopy will be required, as will restoration of the building’s other original walls (south and west elevations). Upon restoration, re-installation of the building plaque will be required.  Rehabilitation and/or removal of other structures on the site will require review/approval by the City’s Historic Preservation Board.  The City and the Board will work closely and cooperatively with the developer to achieve these goals.

Sale price is $102,700 provided, however, that the City will consider offers that provide substantial economic benefits to the City.  The site will be conveyed in "as-is" condition, and is zoned SC-3, Special Commercial.

The Environmental Resource Permit application is for construction of a stormwater management system to serve a project known as Outback Steakhouse - Oviedo.
